- Family-Run
- ICPI & NCMA Certified
- 1–2 Days for Most Patios
Patio maintenance is the routine care that keeps a stone or paver patio level, clean, and free of weeds, moss, and washed-out joint sand. CleanScapes LLC is a family-run hardscape maintenance company based in Harwinton, CT, with 25 years of experience around Litchfield County and North West Connecticut. The company holds certifications through the Interlocking Concrete Pavement Institute (ICPI) and the National Concrete Masonry Association (NCMA). A standard visit includes deep washing to remove dirt and algae, clearing out old joint sand, fixing sunken or tilted stones, sweeping in fresh polymeric sand, and applying a sealer. We also look at your yard's pitch to see whether water is washing out sand in specific spots. For most homes, three to five years is the usual gap between sealing and sanding, and shaded or sun-baked patios may need a light wash every two years. Most typical residential backyards take one to two days. Call (860) 294-5963 to schedule.

What New England Weather Does to Stone and Pavers
Living around here means dealing with heavy freeze-thaw cycles every winter. Water seeps between pavers, freezes solid, and expands. That constant pressure forces stones to heave, destroys joint sand, and leaves gaps where weeds settle in come spring. Summer shade does not help either—shade holds moisture long enough for green moss and slick lichen to coat the stone. Keeping up with your stonework isn't just about aesthetics for a weekend cookout; it keeps the base from shifting so far that you end up having to rip the whole patio out.

Routine Paver Care
Driveways, paths, and back patios need regular attention to stay level. We clear off built-up grime, pull out dead weeds, and re-level loose pavers before small misalignments turn into major structural repairs. A simple maintenance visit once a year usually keeps everything where it belongs.

Deep Washing for Stained Stone
Grime, oil from the grill, tree sap, and rust spots leave dark patches that standard garden hoses will not move. We use soft washing methods and targeted cleaners that pull stains out of natural stone without scarring the surface or burning nearby grass and flower beds.

Fixing Trip Hazards and Sunken Blocks
Sunken pavers near back doors or raised edges on walkways are easy to trip over. We pull up the uneven stones, add fresh base material, compact it tight, and drop the original pavers back into place so the ground is completely flat again.

Fire Pits and Sitting Walls
Free-standing wall blocks, fire pit rings, and built-in benches take a beating from winter frost. We reset loose capstones, re-glue shifting block layers, and clean away soot and dirt so your seating areas remain safe to use.

Sealing to Stop Erosion
A good sealer acts like an invisible barrier against water, UV rays, and winter salt. It locks the joint sand in place so rain does not wash it down the driveway, and it makes spring cleanup much easier by keeping oil and leaf tannin from soaking deep into the concrete.

Restoring Natural Bluestone and Granite
Bluestone, flagstone, and granite require a slightly different touch than standard concrete pavers. We repair cracked mortar joints, scrub away mineral deposits, and bring back the original colors that got buried under years of dirt and weathering.

Keeping Weeds from Coming Back
Dandelions and crabgrass love the small gaps between stones. Instead of just pulling off the tops, we clear out the infected sand, treat the joint space, and pack it with fresh sand that sets up firm to block root growth.

Safe Surface Cleaning
Blasting pavers with full pressure from a standard pressure washer can chew up concrete surfaces and blow out the base sand beneath. We use specialized rotary surface tools that distribute water evenly, lifting dirt while protecting the stone beneath.

Dealing with Slick Moss and Mold
Shaded stone walkways can turn dangerously slick when moss takes hold. We apply treatments that kill organic growth straight to the roots, breaking down spores so your walkways stay grippy and safe to walk on in rainy weather.

Polymeric Sanding
When joint sand washes away, pavers start bumping against each other and chipping at the edges. We sweep fresh polymeric sand into the cleaned joints, wet it down to activate the binder, and let it cure into a flexible, solid barrier that holds the stones together.
Why Regular Upkeep Saves Money Later
Replacing an entire hardscape layout can get expensive fast. Re-leveling a few sagging spots, washing off buildup, and locking down fresh sand every few seasons stops the underlying gravel base from failing. You also get rid of dangerous uneven edges where people might trip. When stone is sealed properly, motor oil, spilt drinks, and road salts wash right off instead of sinking in and causing permanent stains.

Got Questions? Here Are Some Answers
What does a full maintenance visit actually cover?
A standard job usually includes deep washing to remove dirt and algae, clearing out old joint sand, fixing any sunken or tilted stones, sweeping in fresh polymeric sand, and applying a sealer. We also look at your yard's pitch to see if water is washing out sand in specific spots and fix those issues while we are there.
Which towns do you service around Litchfield County?
We work throughout the area, including Litchfield, Torrington, Goshen, Sharon, New Milford, and nearby towns. Being local means we can usually stop by quickly to look at a job and give you a straight answer on what needs to be done. Give us a call at +18602945963 to get something on the calendar.
How many years should you go between sealing and sanding?
For most homes around here, three to five years is the sweet spot. If your patio gets blasted by direct sun all day or sits under dense tree cover where moss grows fast, you might want to touch up the sand or give it a light wash every two years to keep things under control.
Why do you use polymeric sand instead of regular dirt or sand?
Plain sand washes away during the first heavy rainstorm and gives weed seeds a perfect spot to land. Polymeric sand has additive binders that harden when mixed with water. It sets up firm like soft mortar, which stops water from getting under the stone, keeps ants from building hills between pavers, and resists washouts.
Can you fix sunken spots without rebuilding the whole patio?
Usually, yes. We do not need to tear out the whole yard just because one corner dropped two inches. We pull up the affected stones, clean out the old sand, build up and re-compact the gravel base, and lay those same stones back down flat with the rest of the surface.
What does winter freeze-thaw do to outdoor stone?
When water gets underneath pavers or inside unsealed stone pores, it expands as it freezes. That expansion pushes stones up, cracks mortar joints, and breaks down weaker concrete. De-icing chemicals make it worse by eating away at the finish. Keeping joints packed full and sealed prevents water from settling where it can do damage.
What is that white powdery stuff on concrete pavers?
That white film is called efflorescence. It happens when natural mineral salts inside the concrete get carried to the surface by evaporating water. It is very common, especially on newer pavers. We use specialized mineral removers that break down those salt deposits without damaging the face of the stone.
How long does the job take from start to finish?
Most typical residential backyards take one to two days. Day one is usually washing, lifting sunken stones, and sweeping in sand. If we are applying sealer, the stone needs to dry out completely first, so we apply sealer on day two or as soon as weather permits.
