How many years should you go between sealing and sanding?

For most homes around here, three to five years is the sweet spot. If your patio gets blasted by direct sun all day or sits under dense tree cover where moss grows fast, you might want to touch up the sand or give it a light wash every two years to keep things under control.

Why do you use polymeric sand instead of regular dirt or sand?

Plain sand washes away during the first heavy rainstorm and gives weed seeds a perfect spot to land. Polymeric sand has additive binders that harden when mixed with water. It sets up firm like soft mortar, which stops water from getting under the stone, keeps ants from building hills between pavers, and resists washouts.

Can you fix sunken spots without rebuilding the whole patio?

Usually, yes. We do not need to tear out the whole yard just because one corner dropped two inches. We pull up the affected stones, clean out the old sand, build up and re-compact the gravel base, and lay those same stones back down flat with the rest of the surface.

What does winter freeze-thaw do to outdoor stone?

When water gets underneath pavers or inside unsealed stone pores, it expands as it freezes. That expansion pushes stones up, cracks mortar joints, and breaks down weaker concrete. De-icing chemicals make it worse by eating away at the finish. Keeping joints packed full and sealed prevents water from settling where it can do damage.

What is that white powdery stuff on concrete pavers?

That white film is called efflorescence. It happens when natural mineral salts inside the concrete get carried to the surface by evaporating water. It is very common, especially on newer pavers. We use specialized mineral removers that break down those salt deposits without damaging the face of the stone.

How long does the job take from start to finish?

Most typical residential backyards take one to two days. Day one is usually washing, lifting sunken stones, and sweeping in sand. If we are applying sealer, the stone needs to dry out completely first, so we apply sealer on day two or as soon as weather permits.
